HOW WE CAN HELP

Landlords, developers and councils work with us for may reasons –  from pre planning, post planning, to build communities, save on loss of income, for press and marketing of an area or property, for ESG or CSR purposes or even protect empty property from being a target for squatting.

Our unique model, supported by local authorities, provides free spaces for creatives, fostering their growth and establishing their future. We handle all aspects of these relationships. We offer both short and long-term solutions, tailoring projects to suit your needs. For short-term sites we curate specialist art projects. For long-term sites we find creatives to use the space as a more permanent studio space.

Community Building

Our artists are always local to the property, and in turn invite their friends and family to the free events we create. This means that the sense of belonging in our spaces makes for a more welcoming environment than your traditional gallery.

The culture inside of our spaces reflects the culture on the high street, whilst drawing art lovers from further affield at the same time.

In 3 years we have delivered over 600 free community events for local communities, and welcomed over 30,000 visitors to what would have been just vacant spaces. We work with Regeneration managers, architects and planners to create communities – please get in touch with us today to find out more.

Pre Development CIL

In situations where a building has not been in lawful use for the minimum six-month period within the three years prior to planning permission being granted, Hypha are able to organise a business operation to run for the required minimum six-month period. This does of course delay the planning process by at least the six months, however the CIL savings can be significant when measured against the cost of such a delay. ESG/CSR

We capture data from usage of the units to prove the impact of our occupation to both the cultural sector and to the communities that we serve. This can be useful for shareholders to demonstrate how empty space can generate x value for communities

We have 30k+ users on our website and a bi monthly newsletter that we promote our activities through.

Not only that, but our artists also promote their shows drawing even more footfall to our events, creating a cultural destination and generating an awareness of your site.

Saving money

Empty properties are expensive – leading to a tax on a loss of income, potential threats from squatters or vandalism, and increasing insurance costs. By working with us, you protect your property and ensure its looked after.

Solution to HRSA

Originally introduced by the Levelling Up and Regeneration Act 2023, the High Street Rental Auctions (HSRA) powers have been activated by secondary legislation introduced on 7 November 2024. The move will prevent landlords from sitting on empty properties for more than 365 days in 24 months.

By working with Hypha you can protect your property from being auctioned off – while you wait for the paying tenant you want, protecting the market value of your property.
